Across the street from Santee Trolley Square, a Best Buy be
Opened in early fall 2006 in the newly renovated
Savons/Union Bank center and the Navy Federal Credit
Union recently opened in this center in July.
Construction has been completed on an 11,500 SF Navy Medical
Center, and a 7,500 SF retail commercial building along Town Center Parkway.
Currently, the City is on the verge of one its most significant developments. RiverView at Santee
is a 1.9 million SF, master planned mixed-use campus on 104 acres, designed for technology, R&D
and professional office uses. The project is located directly across from the Transit Center, public amphitheater and food court in Trolley Square, on the north side of Town Center Parkway.
Future plans also include a 45,000 SF multiplex theatre, across from Trolley Square.

In January 2005, the City secured $12 million in bond financing for the next phase of the Town
Center Community Park, along the north bank of the river. The first phase was the Aquatics
Center and YMCA facility. This 55-acre community park--- with playing fields, picnic areas,
playgrounds, and landscaped jogging paths-- will be directly accessible to the RiverView project
located on the south bank.
On the north bank of San Diego River, across from the park,
Cuyamaca Town Commons is completing construction on the
west side of Cuyamaca Street. This will provide 38,400 SF of
commercial offices within seven buildings, available on a
condominium ownership basis for small businesses.
Just east of Town Center Community Park, the County has
designated an 11-acre site for the $66 million Edgemoor Hospital.
This new 167,000 SF state-of-the art skilled nursing facility will
consist of 192 beds with nursing units, neighborhood courtyards,
village green, and therapy courtyards.
Just west of Santee Trolley Square, a 250,000 SF shopping center
opened in early October 2004 featuring a Lowe’s Home
Improvement Center and a Kohl’s Department Store.
Walgreens is planning a 14,820 SF store on Mission Gorge Road,
near the intersection of Carlton Hills Boulevard. There is also a
car wash and convenience store planned for the south side of
Mission Gorge, just west of the Fanita intersection.
Forester Creek Channelization project will benefit numerous businesses along Mission Gorge
Road by providing $36 million in drainage improvements to remove these properties from the
floodway. The Forester Creek project combines flood control, water quality and pedestrian
improvements to transform this creek into an amenity. When fully completed in August 2007,
Olive Lane will be extended south to connect to Prospect Avenue with a new bridge over Forester
Creek, and the project will create a 40-acre natural habitat/live stream linear park with picnic
tables and a pedestrian/bike trail alongside.
On the eastern end of Mission Gorge Road, on the northwest corner of the Magnolia intersection, a
5,725 SF Gateway commercial center is planned on the former Arby’s site.

RSanteeESIDENTIAL DEVELOPMENT
Santee new homes developments are as follows:
Fanita Ranch encompasses 2,600 acres
in the northern area of Santee and
represents a monumental step in the
City’s residential development. Developer
Barratt American is planning to build
1,380 homes in four distinctly different
villages over the next seven to ten years.
They will all be single family homes on the
smaller 6,000 square foot lots, with more
expensive homes on the half-acre lots.
Project hearings are slated for Spring’07.
The project concept is an integration of
Preserve, Parklands and Villages (Oak
View Rockpoint Sage Hill Sycamore
Glen), incorporating the smart-living
principles of a walkable community with
a village center, energy-efficient homes
and environmentally responsible
transportation. A new school, fire station
and other public community facilities will
be built. More than half of Fanita—
approximately 1,400 acres—will be
permanently designated as an open
space preserve with a trail system. The
200-acre Parklands area will offer a mix
of recreational, cultural, education and
retail facilities.
RESIDENTIAL DEVELOPMENT (cont.)
Sky Ranch
approved in June 2005. This 371-unit project is
located on 377 acres on the west side of
Rattlesnake Mountain in Santee. The project
includes high quality move-up and executive
style single family custom homes ranging in size
from 2,690-5,260 SF on 6,000, 10,000 and
20,000 square foot lots. The 148 multifamily
dwellings are clustered in ten, 3-story buildings
on a 10 acre lot with floor plans ranging from
1,260-1,820 SF. Construction of these homes
would begin by early 2006 and be completed in
three to four years. To enhance freeway
accessibility, Lennar is constructing an on-ramp
to the adjacent SR-67 freeway.
Of the 223 single family dwellings, 67 homes are on 20,000 square foot lots, 67 homes are
on 10,000 square foot lots and 89 homes are on 6,000 square foot lots. Custom home
designs are proposed for all larger lots: the 20,000 SF lots will provide six different floor
plans ranging from 3,800-5,260 SF with seven different elevations and 4-car garages; the
10,000 SF lots will offer six different floor plans ranging from 3,270-3,765 SF with six
different elevations and 3-car garages; and the 6,000 squarefoot lots will include
enhanced architectural designs. As a result, each home within these neighborhoods will be
unique in appearance, with a custom home orientation.

COMMUNITY AMENITIES
Santee Transit Center - $2.5 million multi-modal
facility serving as the hub for all bus services citywide
and the San Diego Trolley station linking Santee to
the San Diego region. This award-winning transit
center is located within the Trolley Square shopping
center and is a model for transit security with a Law
Enforcement Services Office located adjacent to the
transit center. Santee Transit Center now links to the
new Mission Valley East Line, traversing through a
new underground station at SDSU, Allied Gardens,
Qualcomm Stadium, Mission Valley and Old Town.
The City has alternate trolley access to downtown San
Diego from the Gillespie Field Station.
Carlton Oaks Country Club offers an 18-
hole championship golf course designed by Pete
Dye with a course rating of 74.6. It also offers a
58-room lodge with a heated pool, full service
clubhouse and banquet facilities.
Santee Fire Station 5 is a state-of- the-art facility built in
2000, located adjacent to Santee Lakes, and providing
fire service coverage for the western end of the City.
Santee Lakes Recreational Preserve Lakes encompasses over 190 acres and are
owned and operated by Padre Dam Municipal Water District. The facility offers picnicking,
hiking, boating, fishing and camping on the lower lakes. Padre Dam Municipal Water
District recently completed a new Customer Service Center, and their new 30,000 SF
headquarters at Santee Lakes opened in Spring 2006.
A state-of-the-art water reclamation plant is located at the northern end. All new
development in the Santee Town Center has been plumbed for reclaimed water, to utilize
this local resource. All city parks are being served with reclaimed water as well. In July
2005, a new recreational vehicle camp site opened that offers cable and phone
connections at each pad site, within a luxurious landscaped setting.

Trolley Square Amphitheater – this 250-seat outdoor public amphitheater features an
entertainment stage and Bose sound system, with interactive pop-jet fountains. It is the
venue for numerous community events such as the City’s summer concert series, and the
Holiday Tree Lighting celebration.
City Aquatic Center - The first phase
of the 55-acre Town Center Community
Park was a 35,270 square foot Aquatics
Center and YMCA facility opened in mid
2003. This facility offers a 25 meter X 25
yard training pool, an interactive pool
with a play structure, water slide, water
exercise area, and lockers.
Mast Park is located on the north bank of the San Diego River, west of the Santee Town
Center. This linear 58-acre park is situated along the riverbed and includes over 26 acres
of developed parkland with the remainder as natural habitat. The City received an
Orchid Award in 1993 for the design of this park and the integration with the river habitat.
Pedestrian walkways and hiking paths link this to the rest of Santee Town Center and the
Mission Creek mixed-use development located to the east along the San Diego River.
Mission Trails Regional Park - On Santee’s westerly boundaries sits the Mission Trails
Regional Park consisting of 5,700 acres of passive parkland and habitat area. This
represents the largest urban park in the United States.
