Carlsbad Real Estate

There's much more to Carlsbad real estate than its proximity to the famous flower fields and Legoland Park. Carlsbad has quickly become one of the best places to live in San Diego County because of its award-winning schools and high-quality new home construction. Its location is also ideal for commuters as it is close to the employment centers of both Orange County and downtown San Diego.

There are 39 municipal parks within Carlsbad's 42 square miles. No matter where you buy Carlsbad real estate, your new home is sure to be a short distance away from outdoor recreation. These parks are perfect for picnics, baseball games, walking, and jogging. If fields of grass do not tickle your fancy, there are miles of sandy beaches where the Pacific meets the western edge of the city.

The Increasing Values of Carlsbad Real Estate
The overall value of Carlsbad real estate looks to increase in the coming years due to building restrictions voted into law by the citizens in 1986. When the city of Carlsbad is totally built out, there will be no more than 60,000 residential units with an average population of 110,000 people. What this means for people looking to buy in Carlsbad is that they will never encounter the all too common problem of crowded streets and schools which can adversely affect the quality of life, regardless of location. Any potential future growth must be approved by a majority vote of the people.

There is also a lot of investment potential associated with Carlsbad real estate. The downtown area of Carlsbad is in the midst of a long-term redevelopment plan. Cosmetic improvements to city sidewalks and construction of new, pedestrian-friendly retail establishments are just a few of the ways that the city is helping to revitalize the core of Carlsbad. When this plan nears completion, it is highly likely that property values in the core area will greatly increase.

Point Loma Real Estate

If you're looking for stately homes with a view of the city, look no further than Point Loma real estate. Point Loma is a picturesque community on the western side of San Diego bay. Homes on the west side of the peninsula of Point Loma have stunning ocean views, while homes on the east side have breathtaking views of Coronado Island, San Diego bay, and downtown San Diego. All of the homes in Point Loma have easy access to the major freeway systems in San Diego so whatever you need will be just a few minutes away.

Point Loma real estate is an exciting combination of both old and new. Many of the larger homes on the peninsula date back to the 1920s and 1930s. These homes feature expansive lots and classic architecture. These homes may qualify for property tax reduction under the Mills Act. One of the most talked about developments in the Point Loma area is Liberty Station. Liberty Station is a master-planned development on the site of the former Naval Training Center. Many of the old buildings have been renovated and have been transformed into schools, community centers and retail establishments.

Liberty Station--a New Part of Point Loma Real Estate
Liberty Station will also provide residents of Point Loma and San Diego with hundreds of acres of open recreational space on the waterfront. An executive golf course is planned as well as a world-class fitness center. All of this planned open space will serve to make Point Loma real estate more valuable and desirable.

Point Loma real estate is also within some of San Diego's best school districts. High Tech High, located in Liberty Station, offers its students learning opportunities integrated with the latest in computer technology. This knowledge can prepare them for the technical challenges that await them in college and beyond. Point Loma Nazarene, a renowned religious university atop the west side of the peninsula, reflects the integrity of the homes and residents of Point Loma.

La Jolla Real Estate

People who want the best homes in San Diego tend to buy La Jolla real estate. La Jolla is a picturesque community a few minutes north of downtown San Diego. However, La Jolla feels worlds apart from the hustle and bustle of the city. Life in La Jolla is luxurious yet laid back. If money is no object, you're sure to find your next home in La Jolla.

Despite its small amount of square mileage, there is quite a lot of variety when it comes to La Jolla real estate. There are small cottages in the La Jolla village area, home of the prestigious La Jolla High School and Bishop's School. These older homes, many built in the 1920s and 1930s, offer ocean views and are a few blocks away from world-class surfing, shopping, and dining. A few blocks away from these homes, you can find modern beachfront estates, some with over 10,000 square feet of living space.

La Jolla Real Estate Is about Variety
La Jolla real estate is not just limited to beach cottages. A few minutes away on La Jolla Shores Drive are some of the most beautiful oceanfront homes in the country. Many of these homes have expansive lots and feature swimming pools, tennis courts, and putting greens. If you prefer to feel the beach sand between your toes, many of these homes are right on the beach, so you'll never have to struggle with finding a parking space on those bright sunny days. Plus, you'll never tire of the beautiful sunsets that will fill your home with a warm glow every evening.

There is also world-class, multi-million dollar La Jolla real estate in the higher elevations of Mount Soledad and the La Jolla Farms area. Many of the homes in the Farms area sit atop pristine cliffs just above the rolling waves of the Pacific. Homes atop Mount Soledad provide the spectacular combination of distant city views and local ocean views.

No matter which area of La Jolla you find most appealing, you'll soon discover that investing in La Jolla real estate is a smart decision. Available property is at rock-bottom levels in La Jolla. This limited availability can result only in increasing property values and rental rates.

Rancho Bernardo

Rancho Bernardo is a unique and proud community. While it is part of the City of San Diego, it is a community within itself.  It also is unique in that it has, and lives by, its own strict set of Covenants, Conditions, and Restrictions.

Rancho Bernardo is located on nearly 7,000 acres, 25 miles north of downtown San Diego. The area is inhabited by people from all over the United States, and numerous foreign countries.

The chain of official title to the land around Rancho Bernardo dates back to 1769, when the king of Spain became the owner of California by conquest. In 1822, the land of California became a territory of Mexico following the Mexican revolt against Spain. The first recorded individual owner of the Rancho Bernardo area was a former sea captain named Joseph Sevenoaks. He became a Mexican citizen and received grants of land in 1842 and 1845 to establish a cattle ranch.

In 1848, California became a state. In 1867, the widow of Joseph Sevenoaks sold the land to Thomas Fox. Fox retained title for only a year. In 1868, James McCoy became the owner. McCoy, a retired military man, raised sheep on the land. McCoy was also a county sheriff, a banker, and a member of the state legislature.

Between 1863 and 1913 the property was divided, and many persons owned portions of Rancho Bernardo during this period.

Nearly 20 years later, John and Laurence Daley purchased the land for cattle grazing. In 1961, the Daleys joined W.R. Hawn and Harry L. Summers to form a corporation known as Rancho Bernardo, Inc. Several years later, the corporation was obtained by AVCO Community Developers. This was the beginning of Rancho Bernardo as we know it today. The original concept was, and remains, one of a planned community, with residential, light industry, and shopping areas, parks, clubs, and golf courses - a "52-week vacationland." The community has grown to become one of the most envied in the country.

Oceanside Real Estate

Oceanside real estate is a viable option for those who work in Los Angeles but want to play in San Diego. Oceanside is centrally located and is less than an hour away from southern California's employment centers and attractions. Homes in Oceanside tend to be more affordable than homes just a few miles south in cities like Carlsbad and Encinitas.

Oceanside real estate is especially appealing to military families. Camp Pendleton is located just north of Oceanside, and many housing developments offer incentive programs for members of the military. Like many other communities in San Diego County, Oceanside is undergoing a revitalization and redevelopment which will serve to increase property values as well as strengthen the sense of community among residents. People are finding homes in Oceanside that are prime candidates for renovation and remodeling. Oceanside is also seeing a lot of new housing developments being constructed east of the I-5 freeway. Along with these new homes come new parks and recreation centers.

Added Value with Oceanside Real Estate
The value of Oceanside real estate is enhanced by the city's Parks and Recreation department. There are numerous city-sponsored sports programs for children and young adults. The Oceanside Bookmobile tours the city, bringing the joy of reading to kids and adults alike. Parks and Recreation also holds free classes and seminars throughout the year, including creative ceramics art classes for residents of all ages. New programs and classes are added every month so you'll never run out of things to do.

The cream of the crop of Oceanside real estate is its oceanfront property. The multi-million dollar homes on the Strand offer sweeping ocean views and are just steps away from the warm sand. These homes make great vacation homes year-round and can serve as a source of added income when purchased as investment properties and rented on a monthly or weekly basis.

Downtown San Diego Real Estate

Downtown offers its residents year-round entertainment with everything from Padres baseball to the renowned annual Street Scene outdoor concert festival. When you live downtown, you won't have to fuss over finding parking because everything is within walking distance.

Downtown San Diego real estate has experienced a building boom in the past few years. Downtown living got its start with the renovation of the historic El Cortez Hotel and its conversion to modern condominiums. The opening of Petco Park and Padres baseball served to put downtown on everyone's must-visit list. Virtually every former vacant lot in town is now the site of high rise condominiums and luxury lofts.

Get in on the Downtown San Diego Real Estate Boom
In the past, office buildings like America Plaza and Emerald Plaza served as downtown landmarks. Today, downtown San Diego real estate high rises have made their mark on the bayside skyline. The twin towers of The Grande at Santa Fe Place echo lighthouses with their glowing crowns of light. The Marina district has been made over with high rises including the green towers of Horizons, the sleek Renaissance towers, and the towering Pinnacle. Future developments planned for downtown will only make the area more appealing and exciting.

Downtown San Diego real estate is especially popular with the younger crowd. San Diego's best bars and clubs are a few blocks away in the Gaslamp District. Weekends can be spent soaking up the sun and shopping at Horton Plaza and Seaport Village. Also, the trendy bars in areas like Hillcrest and South Park are just a short drive or cab ride away. Downtown residents can also hop on the trolley for a trip south to Tijuana or head east toward Mission Valley and La Mesa.

If you're an investor, downtown San Diego real estate makes a great investment. Rents in the downtown area are traditionally higher than those in surrounding areas such as Hillcrest and Bankers Hill. Condos that are reserved before groundbreaking usually cost less than units that are already completed.

Coronado real estate

Coronado real estate is among the most exclusive in the southern California area. Coronado is a city situated across the bay from downtown San Diego. Access to Coronado is provided by the famous Coronado Bay Bridge and via various ferries that cross the bay.

Coronado real estate runs the gamut from high rise condominiums next to the famous Hotel Del to waterfront homes in the Coronado Cays. Each of these locations provides a unique living experience. The Coronado Village area is located in the heart of the city of Coronado. These homes are just a few blocks away from Orange Avenue, Coronado's main thoroughfare. Many of these homes were built during Coronado's early years in the 1920s and 1930s and may qualify for historic designation, resulting in a lower property tax bill.

Coronado Real Estate Information
One of the most famous pieces of Coronado real estate is the Coronado shores development. These 18-floor oceanfront high-rise condominiums offer floor-to-ceiling ocean views from many units in each of its ten towers. Units without ocean views have spectacular views of Glorietta Bay and downtown San Diego. Although it is one of the most successful condominium developments in California, changes in city zoning ordinances have made it so that a development of this scale will never be seen again in Coronado.

The Coronado Cays is home to Coronado real estate with private boat slips for your yacht. The Cays is made up of different villages, each with its own unique style. Some villages feature luxury townhomes while others have private single family residences. Many of these villages have their own clubhouses and pools.
